St. Dimitrie Church Construction Progress
Report No. 5
This is my Fifth Progress Report and approximately 29 weeks since I took over the Design and Construction responsibilities for the church.
I have titled this a “Special Report” for two (2) reasons.
1. I am elated to report the significant progress since my last reporting. We have turned the corner and I can clearly see the completion in sight! By the time you receive this report the building exterior and site work will be 99 % complete with only miscellaneous items remaining. The building interior work is moving at a very rapid pace as well. Nearly all of the interior framing is complete as are the mechanical and electrical systems “rough” work. The insulation and sheet rock has been completed for most of the lower level and we have begun to install insulation and sheet rock in the church assembly, mezzanine & dome areas. The elevator has been delivered and we will begin installation in the next few weeks. We will see significant progress over the next 4 weeks!
2. I want to address the Rework Costs to date with you and have attached the Estimated Rework Cost Summary below. Rework is described as work that is above and beyond the normal construction work to complete the site and building. It encompasses all of the defective construction work performed by the previous contractor as well as the numerous errors and omissions in the design and plans. I thought it was important to report this to you at this time as we are at a cross-road with both the construction and financing. Our goal is to keep construction costs to a minimum and we have done an excellent job in this regard. However, rework costs are out of our control and to date has escalated to a high number. For your information, “rework” is not a choice for us but a mandatory action in order to adhere to local & state building codes as well as to meet the standard of good construction practice in order to avoid future high replacement and maintenance costs. We never know when we are going to run into rework items until we encounter them. For example, we recently encountered and had to completely demolish and reconstruct the portico slab, deck and steel framing because we could not properly achieve the proper transition from the building to the steps.
It is estimated at this time that the “Rework Construction Costs” (without legal, construction management, architectural/engineering fees) is $ 704,000. Excluding what was paid to the Primrose Construction Company, our estimate to complete the construction work is $ 3 million and this includes the $704,000 of rework costs. However, please note that the rework costs could increase as we progress with the construction.

Remove and replace a three level staircase that does not meet state building code (complete by the end of December).

Construct the three level elevator shaft block walls (complete by the end of December)

Framing for the entire building including reframing the dome area (complete by the end of December).

Elevator installation (complete in January)

Kitchen electrical/mechanical rough out work (complete in January)

Heating, ventilating, air conditioning, plumbing, fire protection & electrical systems (complete in February)

Finishes: painting, stucco, trim, doors, floors, ceilings, lighting etc (complete in early March)

Pews, icons, etc, (complete in March)
Certificate of Occupancy (obtain in early April)
